National Mortgage Professional Month: The People Behind the Mortgage Process

This month, we’re celebrating National Mortgage Professional Month by shouting out all the key players in your mortgage journey. From real estate agents to loan officers and underwriters, it takes a village to get your loan to the finish line. It helps to pull back the veil and reveal the mortgage magic behind the curtain!

Meet Your Team

It may come as a surprise to home buyers how many people are part of their loan process, whether directly or indirectly.

  • Loan Officers: Also called mortgage loan originators, loan officers are the captains of their loan operations team. They get the ball rolling from day one, originating sales by connecting with hopeful home buyers, whether they’re buying their first home or adding onto their investment portfolio. These loan officers spearhead the loan process and advise the buyers on their options, tailoring the experience to fit their needs and goals.
  • Operations Team: Once the loan officer begins the loan process for a new borrower, the baton is passed to their operations team. It takes an entire team of people to launch a loan from start to finish. A mortgage consultant will crunch numbers and evaluate DTI and LTV ratios, prepping the loan for underwriting. A mortgage assistant can spend hours leaving voicemails in order to verify a borrower’s employment and hunt down homeowners insurance. A loan coordinator will prep the initial closing disclosure, going over fees and premiums with buyers, all while submitting the file for Clear to Close (CTC). There are a lot of moving cogs throughout the process, and everyone works hard to reach the closing date without any hiccups or hassle for the borrower.
  • Underwriting: Underwriters are the detail detectives of a mortgage loan. Basically, they’re the gatekeepers and must review all aspects of a loan file to determine whether the borrowers are creditworthy. They can deny a loan, approve it with conditions, or approve it fully if all documentation has been submitted and approved. The operations team works closely with the underwriter, especially if a self-employed/Non-QM Loan requires a few more supporting documents and letters of explanation.
  • Appraisers: During the loan review process, an appraiser will come evaluate the property. They will determine if any structural repairs are needed, compare the house to others in the area, and calculate the precise value of the building.
  • Title Agent: Before closing, a title company will verify that the property is free of liens or legal claims. They will generate title insurance to go along with the home. This is protection for both the borrower and lender over potential property disputes.
  • Closers: A closer fulfills the final lap in the mortgage process. Through meticulous fact checking, they will orchestrate the closing process and provide all final documentation to the closing table, hosted at the title agency.
  • Servicing: Surprise, the mortgage process isn’t quite finished after the closing is finalized! The post-closing process takes the loan from the origination stage to servicing. While the keys may have been handed over, the management of the mortgage loan and who receives monthly loan payments falls in the lap of the servicing department, who will also be the first point of contact for the new homeowner.
  • Marketing Department: While a copywriter or graphic designer didn’t directly work on your loan, you’d be surprised at how they may have influenced your home buying decision! For instance, did a listing sign pique your interest in the home you’re currently bidding for? Or perhaps you attended a first-time home buyer workshop because of an email campaign advertising the session. These were all made by multiple employees in the marketing department! A team of people worked on those signs and emails, and even compliance managers and product specialists chipped in, ensuring that the workshop’s materials were accurate.
  • Real Estate Agents: Last but certainly not least, we can’t forget about our real estate agents, who work in tandem with loan officers! Without a rock solid agent, many buyers would not be able to leap off the sidelines into homeownership. Agents and loan officers team up together and become the buyer’s advocate, going to bat for them whenever seller negotiations need to be met head on. Agents guide important open houses and assist buyers on all aspects of their house hunting journey.
